With so many restaurants, attractions, and cool pop-ups in Manhattan, it’s easy to feel overwhelmed by options, especially when you’re trying to make the most of a perfect early autumn day in the city. To help narrow it down, we asked Madeleine Auffenberg of The Agency New York to share her ideal 24-hour itinerary. From morning coffee to rooftop happy hour, here’s how she’d spend a day soaking up the very best of Downtown Manhattan.

Morning: Breakfast at Rigor Hill Market

Tribeca, Manhattan

My best days always start with good coffee, and Rigor Hill Market is my go-to. It’s tucked into the heart of Tribeca and feels like one of those neighborhood secrets—elevated but still casual. I grab an iced latte and their egg sandwich or a fresh pastry (their baked goods are next-level) and sit outside if I can snag a table. From there, a short stroll over to the waterfront at Pier 25 is the perfect way to ease into the day—quiet, breezy, and somehow peaceful even in the city.

Afternoon: Lunch at Thai Diner

Nolita, Manhattan

When it’s time for lunch, I try to beat the line at Thai Diner in Nolita. The atmosphere is fun, a little kitschy, and the food is always delicious. My favorite dish is the Yum Kai Hua Pli- but fair warning, it’s very spicy (in the best way). You also can’t go wrong with the crab fried rice or the Thai disco fries. The space is cozy and full of energy, perfect for a lunch that keeps you lingering just a bit longer.

Late Afternoon: West Village Strolling or The High Line

After lunch, I head west—because early autumn afternoons in the West Village are the best. I love wandering those tree-lined, crooked streets (like Commerce or Barrow), peeking into independent bookstores, or stopping into Three Lives & Company for a new read. You can also grab an iced coffee at The Elk and just wander—it’s the ultimate reset. If I’m craving a little more culture, I’ll head a bit north to Chelsea. I’ll stroll The High Line , pop into a few art galleries, or just admire the architecture along Tenth Avenue.

Pre-Dinner Drinks: Overstory

Financial District, Manhattan

As golden hour approaches, it’s time for cocktails with a view. Overstory in the Financial District is hands-down one of the most stunning rooftops in the city. The vibe is chic without trying too hard, and the 360-degree views of Manhattan, Brooklyn, and beyond are unbeatable. My go-to orders here are the Easy Money or the Maravilla—both perfectly suited for sunset sipping as the city starts to glow.

Dinner: Crown Shy

Financial District, Manhattan

Luckily, you don’t have to go far for dinner— Crown Shy is right in the same building. I adore this spot because it’s upscale without feeling stuffy. The service is warm, the space is gorgeous, and the food always delivers. The grilled carrots are a crowd pleaser.

Dessert: Softside

Nolita

For dessert, I make a beeline to Softside in Nolita . It’s a cute, slightly under-the-radar soft serve spot that I’m obsessed with. My go-to order is The Riff— vanilla soft serve with that just-right balance of salty and sweet toppings. I’ll grab it to-go and take a slow walk through Nolita’s charming side streets before heading home. What I love most about Downtown Manhattan in the early autumn is how much variety you can pack into one day—historic charm, dining, rooftop drinks, and peaceful river moments all within walking distance. What’s the current status of the Golden Visa process in Portugal? Are there any recent updates international buyers should know about?

The Golden Visa program is still in place, but it looks quite different than it did a few years ago. One of the biggest changes is that real estate is no longer an eligible investment route. That shift came in late 2023, as part of broader housing reforms aimed at balancing the local market. Today, applicants qualify by investing in approved venture capital funds, scientific research, cultural heritage projects, or by creating jobs within Portugal.

However, there are still strategic opportunities worth exploring. For example, some tourism-related investments in low-density areas may still meet the criteria, depending on the structure. It’s essential to consult a specialist to evaluate your eligibility.

While property no longer grants access to the program directly, many are shifting their focus from visa-first to lifestyle-first decisions. We’re seeing more people ask: “Where do I want to live? What kind of life do I want to build?” And then they structure their legal path around that.

This reframing positions Portugal not just as a transactional investment opportunity but as a place where people come to live well. And that includes access to universal public healthcare, something that’s a game-changer for Americans used to high insurance costs.

Which regions in Portugal are seeing the most interest from buyers right now?

There’s no question that interest remains high in several regions. The Lisbon Metropolitan Area continues to attract families, entrepreneurs, and professionals who are looking for that balance between city life, culture, and global accessibility. But several other areas are also appealing to buyers right now.

Cascais

Cascais, with its coastal charm and strong infrastructure, is consistently popular among expats and families seeking an international environment near the capital.

Porto

Porto is growing fast as well. It has a younger, more creative energy that really speaks to start-up founders, digital nomads, and investors looking for value. The city’s blend of tradition and innovation makes it a standout.

Algarve

The Algarve, as always, is a huge draw for retirees and second-home seekers, especially from the U.S., U.K., and Northern Europe. It offers great weather, beaches, golf, and a peaceful pace of life—plus a large English-speaking community.

Silver Coast

The surge in interest along the Silver Coast is very exciting. This area is emerging as a more affordable alternative to Cascais or the Algarve. It has that same coastal beauty, incredible surfing, and growing infrastructure—without the premium prices.

Central Portugal

In Central Portugal, particularly around Coimbra and Évora, we’re seeing more families and remote workers putting down roots because the quality of life is just so high.

Another region on the radar is Comporta—a luxury rural beach destination south of Lisbon that’s gaining international visibility for its refined simplicity and eco-conscious development. (More on this area below.)

What types of buyers are gravitating toward each of the regions you named?

It really depends on the region, but in general, we’re seeing more intentional buyers across the board.

Lisbon

In the Lisbon area, it’s typically professionals and international families who want strong schools (often international), cultural access, and proximity to the airport.

Coastal Regions

Coastal towns nearby, like Cascais, also attract buyers looking for a seaside lifestyle with access to Lisbon’s amenities.

Porto

Porto is attracting younger creatives, tech talent, and people who want walkable neighborhoods with character. There’s also interest in the city from early-stage investors seeking value in Portugal’s second-largest urban market.

The Algarve

In the Algarve, it’s mostly retirees and long-term vacationers—people looking for tranquility, sunshine, excellent healthcare, and access to world-class golf. The English-speaking population here is a plus for Americans and Brits.

Silver Coast

The Silver Coast is more mixed: you’ll find surfers, digital nomads, remote professionals, and early-stage investors. Many properties here come with management services built in, which appeals to buyers seeking low-maintenance ownership.

Central Portugal

How have buyers’ lifestyle preferences or priorities shifted in the Portugal market over the past year?

More and more, people are choosing Portugal for its lifestyle, not just its incentives. There’s less emphasis on obtaining residency and more focus on how it actually feels to live here.

Portugal checks a lot of boxes: it’s one of the safest countries in the world, it offers a universal healthcare system available to all residents (including expats), and it remains affordable compared to other Western European destinations.

English is widely spoken, especially in larger cities and tourist areas, which eases the transition for newcomers.

Portugal’s compact size means you can go from mountains to beaches to vineyards all within a day’s drive—offering lifestyle variety with minimal logistics. It’s a major advantage compared to the scale and distances in the U.S.

Buyers today are asking: “Can I walk to a café?” “Is there a local market nearby?” “Can my children go to an international school?” The demand for turnkey, hassle-free living is growing—especially among Americans who want to avoid complex renovations or property management.

Worth Avenue’s vias—once the domain of monogrammed tradition—are now punctuated with fresh energy, thanks to the arrival of Julia Amory and Aerin—lifestyle labels that blend preppy codes with a modern sensibility. Meanwhile, the Royal Poinciana Plaza has become the island’s unofficial clubhouse, where gallery-hopping locals rub elbows with visiting art lovers over iced matcha lattes and boutique hauls.

As day transitions to night, Mary Lou’s leads Palm Beach’s after-dark renaissance. Hidden behind a relic bait-and-tackle shop, this cocktail theater and cultural playground is the brainchild of Alex Melillo and team, who’ve turned a family legacy into a layered narrative of local nostalgia and decadent fun. Expect world-class entertainment, from underground DJs to theatrical bites (fried chicken with caviar, anyone?), curated under the eccentric eye of music duo Sofi Tukker. The vibe blends 1970s Palm Beach glam with the edge of a downtown L.A. warehouse party—complete with a martini cart.

Dubai SO MUCH MORE THAN JUST A STOPOVER CITY

Less than 10 years ago, if you asked someone who had just been to Dubai what it was like, you’d often hear, “Eh—24 hours is enough.” Ask someone who has visited more recently, and you’ll likely be told that the city is among the most fascinating and fastest growing in the world. Spend a week in one of its glamorous high-rise hotels with a view, and you can watch it grow before your eyes, right from your hotel room window, as construction often happens 24 hours a day, seven days a week.

An income-tax-free city, Dubai thrives on expats eager to luxuriate among its sparkling coastlines, which form the backdrop to many of its hotels. With the influx of new residents comes more and more restaurants, shopping, and luxury hotels that are as much places to stay as places to be seen. But in just an hour, you’ll find an exotic landscape of rolling sand dunes—with not a skyscraper in sight—offering both tourists and locals the best of both worlds.

The Burj Khalifa, which became the world’s tallest building at 2,717 feet when it was completed in 2010, and the Jumeirah Burj Al Arab, which dubbed itself “the world’s first 6-star hotel” when it opened in 1999, in many ways set the tone for the city’s architectural landscape, with their streamlined silhouettes and striking spires. And today’s crop of luxury hotels pushes the boundaries even further.

Atlantis The Royal ( atlantis.com ) appears as a series of stacked blocks, seemingly inspired by a Tetris game. Instead of a monolith, its layered levels and gaps of space in between floors allow for views of the Dubai skyline. On its 22nd floor is the spectacular swimming pool, complete with spacious private cabanas that include direct infinity-edge pool access, private bathrooms, and plunge pools that face the interior roof deck and DJ booth.

For a more subdued experience, Dorchester Collection’s The Lana ( dorchestercollection.com ) is perhaps Dubai’s most elegant offering. With architecture by Foster + Partners, the 31-story structure debuted in 2024 and is located in front of a bay, offering uniquely unobstructed views toward the northwest part of the city, including the Burj Khalifa. The Dior spa and rooftop High Society restaurant, with a menu from Jean Imbert, also impress.

Finally, Jumeirah ( jumeirah.com ) offers an astounding 11 hotels in Dubai, each offering something unique. Its beach properties form their own kind of compound, where guests can wander from one to another to experience everything from an old-style market to top-notch dining to canals navigated by water taxis. The just-debuted Jumeirah Marsa Al Arab was inspired by a yacht and features architecture from Shaun Killa and interiors from AvroKO. The contemporary property perfectly complements the nearby Jumeirah Dar Al Masyaf, where its newly renovated Arabian houses feel like private riads, with lush gardens and trickling fountains.

A little more than six months after the January 7th fires, which destroyed over 5,300 structures—including homes and businesses—the Pacific Palisades community continues to navigate profound loss and uncertainty. Yet even in this difficult moment, there are glimmers of resilience and hope.

Here, Heather Bell, longtime resident and Director of Residential Estates at The Agency Pacific Palisades, shares her personal insights on how the local market is responding and the challenges and opportunities that lie ahead.

As both a longtime resident and real estate expert in the Pacific Palisades, you bring a personal perspective to the market. What are local sellers and buyers sharing with you right now about their hopes and concerns?

I’ve lived in the Palisades for over 14 years. It’s devastating to see what’s happened to my community. So many of my clients, friends, and neighbors have lost their homes.

Many are struggling with their insurance and can’t afford to rebuild with the money their insurance company is willing to pay them. Others are not feeling up to the task of rebuilding—it can be very stressful and expensive.

It’s one thing if you always dreamed of building a new home; it’s quite another when a rebuild is thrust upon you. The feelings around the process are completely different. Other residents have decided to sell their lots and move on with their lives elsewhere. As someone who lost two family homes in the fire, I deeply understand the pain that surrounds these choices and how personal they are.

People are worried the Palisades won’t be the same. They worry about it looking like tract homes. They worry that builders will put up high rises, multi-family housing and that the community as a whole will be very different than what it was before. Many people are also hesitant to rebuild, worried they may face challenges securing fire insurance afterward.

These are all valid concerns, and I can’t say for certain how everything will shake out. The future is still not clear. But what I do know is that people love this place. Many are rebuilding, many want to move back. In my heart I do believe the Palisades will thrive again.

I personally think the Palisades will come back and be better than ever. This community is resilient and the love for it is strong. Where else can you have a tight-knit community with a small-town feel within a big city like Los Angeles? It’s a very unique and special place.

What advice are you giving buyers who are considering the Palisades today?

I have been telling buyers to purchase everything they can. Prices are low and there are amazing lots for sale. I often advise those who now have or have obtained empty lots to hold onto the property for a few years, build when they’re ready, and then decide to either stay or sell it.

If you sell it, you stand to make a lot of money. I believe that the Palisades are going to come roaring back, and that we are going to have homes selling for very high prices that we haven’t seen before. There are incredible opportunities right now. If I had the money, I would purchase empty lots myself, but I have to rebuild two homes I lost in the fire, so right now I have enough on my plate.

How would you describe buyer interest and seller confidence at the moment? And do you foresee it changing in the coming months?

Buyer interest is strong right now. I have multiple lots on the market and spend my days in constant conversation with interested buyers. I’m currently negotiating several offers.

Seller confidence has been a bit down lately because prices for lots have been trending downward. Sellers who want to get out are selling below the market and then setting the new comp for the street. This impacts sale prices and outcomes for other nearby property owners. However, I do think we may be getting close to the bottom of the market, so hopefully, seller confidence will go up in the next few months.

Are certain neighborhoods or price points rebounding faster than others post-fire?

In terms of value, the Huntington Palisades neighborhood south of Sunset Boulevard has been holding strong. Huntington lots are selling for around $450 per square foot and Alphabet Street lots are selling for around $278 per square foot.

In the Huntington, there have been some property sales in the $4-5M range. That’s quite a bit higher than the Alphabet Street lots, at least right now.

The Alphabet streets, located just north of Palisades Village, have been struggling a bit with declining prices. One of the contributing factors is that there’s a lot of inventory right now in the Alphabet Streets. There are 41 land listings in the Alphabets compared to 10 in the Huntington.

In terms of certain neighborhoods rebounding more quickly, I believe homes near Palisades Village will lead the way. As shops and amenities in the Palisades Village reopen, they’ll help bring back that vibrant, connected feeling that makes this area feel like a true community.

For those wishing to support the Pacific Palisades community as it rebuilds, several organizations continue to provide vital aid and resources. The American Red Cross , the California Fire Foundation , the California Community Foundation , Direct Relief , and World Central Kitchen , are among those helping residents and businesses recover.

What’s a simple change that can make a space feel instantly more summery?

When the temperature rises, I’m a big fan of moving away from heavy textiles like flannel and wool to lighter, more breathable options like linen and jersey. A winter sheet set and a summer sheet set can not only change the aesthetic of your bedroom but also make those warm nights much more comfortable. In the living room, opt for a jersey knit throw and fold up the wool blanket for when things cool down.

What room benefits most from a summer refresh—and why?

Surprisingly, bathrooms! It’s the perfect time to change your shower curtain liner, opt for a vibrant, bright shower curtain, and consider adding some freshness with a new fragrance diffuser or something similar. A summer refresh wouldn’t be complete without a deep clean, and it’s the perfect time to open all the windows in the house and get down to business with a scrub brush in those places that haven’t seen any love during the colder months.

Have any tips for reimagining a space for the summer?

As soon as the weather hits 80 degrees, I find myself craving a spritz so I can pretend I’m on a cobblestone patio next to Lake Como. An at-home spritz bar is a great idea, and you’ll be happy you set yourself up right once Friday at 5 p.m. hits. Opt for a few varieties of aperitif — Aperol (of course), St. Germain (for a Hugo spritz), and Limoncello are great options, and round it out with your favorite prosecco, seltzer, plus a citrus and herb garnish. The ensemble looks great on the bar cart too!

What scents, colors, or materials instantly make a home feel refreshed for summer?

Citrus, pastels, and florals all bring light and air into a space. I’m a big fan of using a grapefruit essential oil in my diffuser — it fills the room with a delicious, tart aroma and plays perfectly off the citrus you’re obviously now using on your spritz bar after reading this article!

What’s one easy-to-add element that brings a summer vibe home?

Bring fresh flowers into the house! If you’re lucky enough to have a vibrant garden outside, embrace the first opportunity to go out and snip together a beautiful arrangement for the kitchen table. At my house, we support our local bodega and get two bouquets every week — one for the foyer, and one for the living room. The colors play off of each other, and the variety from changing it week to week keeps everything feeling fresh.

Mallorca continues to attract global interest—not just for its coastal glamour, but for the growing appeal of rustic retreats in lesser-known inland villages like Santa Maria and Alaró. As demand for land-rich properties rises and direct flights from Europe and the U.S. expand, this Balearic island is firmly on the radar of second-home buyers, investors, and families alike.

To get the inside scoop on where buyers are headed and why,

we spoke with Alby Euesden , Managing Partner of The Agency Mallorca .

Who is buying in Mallorca today, and why?

“Mallorca has a diverse blend of nationalities that are flocking to the island to enjoy one of the safest and most beautiful destinations in Southern Europe,” says Alby. “Many choose Mallorca, not only for its natural beauty but also for its exceptional connectivity—with consistent, year-round, direct flight paths to mainland Europe.” These flights, Alby explains, have recently led to a greater influx of investors and buyers from the U.S.

“With direct flights already in place from New York’s Newark airport with United Airlines—and many more direct flights already being planned from Miami, Chicago and Los Angeles—we see this trend only strengthening in the coming months and years.” Palma de Mallorca Airport (PMI), the island’s main international hub, is conveniently located in Mallorca’s capital city of Palma.

Alby also notes that these clients are attracted to the island for its solid infrastructure, top-level international schools and hospitals, warm summer climate, and mild winters.

What buyer preferences are you seeing right now? And how are those reflected in neighborhood popularity?

“With the increase in demand from foreign buyers for homes on rustic land, we have seen a big shift in the vibrancy of neighborhoods surrounding larger cities,” says Alby. “Buyers in these areas often prefer to invest in small local businesses as well, so local restaurants, cafes, and shops have evolved substantially thanks to that support.”

Sustainable, self-sufficient homes are also becoming increasingly popular, particularly in the island’s inland regions. Buyers are drawn to the opportunity for more space and a lower environmental footprint.

“The trend for rustic land is mostly driven by the requirement of more space, and a drive towards sustainability,” Alby explains. “Homes with their own well water supply, and the increase in capabilities of solar energy, mean many of these homes can be completely self-sufficient.”

What Mallorca neighborhoods are attracting buyers now?

Moving beyond the island’s iconic coastline, today’s buyers are increasingly seeking rustic properties in Mallorca’s central villages.

“Villages famous for their beautiful vineyards, like Santa Maria and Alaro, have seen a huge growth in demand, “ says Alby. “Clients are now looking for more space. With development of rustic land starting at a minimum of 3.5 acres, these properties have plenty of land and offer incredible privacy.”

In the Southwest, Alby is still noticing very high demand for Costa d’en Blanes and Bendinat. “These two residential areas are preferred by clients looking to enjoy year-round living and proximity to amenities like international schools, golf courses and marinas.”

Palma’s Old Town has seen steady demand from international buyers seeking a charming, historic escape from the bustle of the capital city.

Overall, Palma attracts buyers looking for holiday homes, drawn to its mix of elegant apartments and historic palaces. These properties are especially popular for use during the spring and cooler autumn months, when the city is lively yet less crowded.

Let’s explore some of the most in-demand neighborhoods in Mallorca and what makes each one uniquely appealing.

Santa Maria

Santa Maria is a charming market town located about 10 miles (17 km) northeast of Palma. Known for its local vineyards and relaxed village atmosphere, it offers a peaceful inland lifestyle with easy access to the capital.

There are a number of quaint restaurants located just off the town’s main thoroughfares. Cabra Blanca, Alby notes, is unmissable. “It’s a German-owned restaurant bringing something new and trendy to a usually quiet Spanish neighborhood,” Alby says.

The area is also well-known for its many vineyards. Macia Batle , the largest winery in the area (and one of Alby’s favorites), offers scenic tours and tastings with local food pairings.

Costa D’en Blanes

Just 20 minutes south of Palma is Costa D’en Blanes , home to one of the most popular marinas on the island, Puerto Portals, as well as numerous fantastic restaurants and bars — and, coincidentally, The Agency Mallorca’s office (on Carrer Oratori ).

Alby highlights Restaurante Cappuccino as one of the area’s most beloved spots, with several restaurants and boutique hotels across Mallorca. Among them, Cappuccino Puerto Portals stands out as a long-time favorite. “The restaurant is busy from breakfast until past midnight, offering food and drinks all night,” says Alby. “It is a perfect spot for people-watching, too.”

Japanese-Mediterranean restaurant Yara is another of Alby’s personal favorites. It often hosts famous chefs from Asia. During summer weekends, Yara will have a live DJ playing from 8 pm until late.

The region offers far more than just food and nightlife—Costa D’en Blanes and Puerto Portals also provide direct access to two beautiful beaches and the Puerto Portals Sailing Club, where visitors can take sailing lessons or rent paddle boards, adding to the area’s diverse range of attractions and activities.

Palma

Palma’s food scene has exploded with fresh options in recent years. Among the island’s most popular restaurants is El Camino, a British-owned restaurant serving inventive modern Spanish food. “El Camino’s dining setup is unique — all food is served at the bar where patrons can watch the chefs prepare each dish while enjoying sips of local wines. This one is a must-visit when in Palma!” says Alby.

Paseo del Borne (pictured below) is Mallorca’ s most famous shopping district, with multiple local boutiques intermixed with world-famous brands such as Rolex, Louis Vuitton, Massimo Dutti and Sandro.

The capital city is also home to many iconic art galleries, the largest being Gallery Red , which boasts multiple galleries dotted along a main square known as “Plaça Chopin.” This lively area is coincidentally just a stone’s throw from The Agency’s second Mallorca location, which is slated to open later this year.

Are there any emerging or lesser-known neighborhoods you believe are on the rise?

“Within Palma’s city center, a suburb known as Son Espanyolet is definitely one to keep an eye on,” notes Alby. “The area is a low-rise district with a growing number of new townhome and apartment developments. Thanks to its prime location, developers are quick to secure any available plots of land. Son Espanyolet is just a short distance to Palma’s trendy Santa Catalina neighborhood, famous for its cafes and restaurants, as well as the Palma tennis club, offering a fantastic tennis and spa facility within the city. “

In the Southwest, Cas Catala is growing in popularity. “Located directly between Puerto Portals and Palma, it’s a relatively small neighbourhood of just a handful of streets marked with private family villas and newly built apartment complexes,” says Alby. “Thanks to its proximity to the sea, many properties there offer excellent ocean views. Palma’s city center and main beaches are less than a 15-minute drive away, with some smaller coves even within walking distance.”

What advice would you give someone considering a property purchase in Mallorca today?

“With real estate prices appreciating approximately 9% per annum since 2009, and our current mortgage rates being extremely low, with fixed rates from 2%-3.40%—whilst trying not to be cliche— I would advise that now is a fantastic time to buy,” says Alby. “Mallorca’s popularity continues to rise, attracting both ultra-high-net-worth individuals and international investors.”

“Plus,” Alby continues, “some of the world’s most renowned hotel brands are now establishing a presence on the island, including the Four Seasons in Formentor and the upcoming Mandarin Oriental in Punta Negra , set to open in early 2026.

“With this ongoing momentum, it’s clear the island has not yet reached its peak. A new wave of tourism and investment is accelerating, and with it, real estate prices are likely to climb even further.”

The Agency Canada Hosts Successful Fundraising Gala

The Agency recently held the Giveback Homes Charity Gala at the beautiful and historic Casa Loma in Toronto, Ontario. The event raised $27,000 CDN for Giveback Homes and Habitat for Humanity. The elegant evening gala was held on Friday, June 20, 2025, and was attended by top-producing agents in the region, as well as The Agency’s CEO and Founder, Mauricio Umansky .

Giveback Homes will work in cooperation with Habitat for Humanity to build homes for families in need, helping to lay the foundation for a brighter future. The event was a collaboration between our corporate headquarters, generous sponsors, and was presented by several of The Agency Canada’s offices. These included Red Heart Award winning offices in Canada led by Managing Partners Katia Bailey and Steve Bailey , including The Agency Waterloo Region, Oakville, Muskoka, Brant County, Toronto West, York Region, Niagara, and Halifax.

The event venue, Casa Loma, was built in 1914 in the style of a castle. Owned by the City of Toronto, the treasured heritage landmark serves as a hospitality and entertainment venue in what is now midtown Toronto. Guests enjoyed signature cocktails, gourmet food stations, and a cocktail reception with a live DJ, as well as surprise performances throughout the event.

The Agency Seattle Builds on Its Red Heart Legacy

The Agency Seattle was among the first recipients of The Agency’s Red Heart Award, an honor given annually since 2021 to the office within our global community that demonstrates a deep commitment to driving positive change and advancing The Agency’s philanthropic mission.

Our Pacific Northwest team continues to exemplify these ideals. Cyrus O’Bryant , a broker with The Agency Seattle, was recently honored by the YMCA of Snohomish County with the Philanthropy Volunteer of the Year award, and Leilani Aktepy recently fulfilled her lifelong dream by donating a portion of her liver to provide a lifesaving transplant for a stranger in need.

The Agency Seattle’s Managing Partner, Jen Cameron , serves on the board Augie’s Quest , and supports the ALS community alongside her husband. Together, they host an annual golf tournament fundraiser in the region to help support efforts to find a cure for ALS.

The Agency Orange County

Ann E. Metzger works from The Agency Orange County office and is involved with a Laguna Beach–founded nonprofit called With My Own Two Hands , which brings sustainable clean water and agriculture solutions to communities across Sub-Saharan Africa. “I’ve joined them on the ground in Kenya several times, witnessing firsthand the power of these projects—and the women they uplift,” shares Ann. “The work we support is not just about water, it’s about transformation.”

Ann recently visited a project site where the nonprofit helped to install a solar-powered deep water well that now provides clean water to irrigate fields to help grow crops tended by local women, and sold to nearby villages. The resulting income helps pay for their children’s schooling. “It’s a full-circle model of dignity, empowerment, and resilience,” says Ann.

The Agency Portland

Kristen Downer of The Agency Portland has been fundraising to provide support for Water 4 Kids International (W4KI), a division of Hope 4 Kids International. The 501 (c) 3 nonprofit uses a holistic approach to promote safe water access and bring lasting safe water and equity solutions to communities in need through deep-well drilling, hygiene and sanitation education, as well as water chain awareness.

Kristen recently hit a milestone, raising enough funds to drill a well in a small village in Katapala, Uganda, whose population currently relies on contaminated water. “The well will bring them safe, clean water—a true lifesaver for the entire community,” says Kristen. The W4KI organization was inspired to create Agents of Change, a designation specifically for real estate professionals wanting to make a difference in the lives of people around the globe.

The Agency Beverly Hills

Tony O’Brien of The Agency Beverly Hills recently partnered with Kidsave , a nonprofit that helps older foster children find their forever homes. These children are at a greater risk of becoming unhoused, with over 30% ending up on the street within one year of aging out of the system. “I’ve launched a community fundraiser page and I create content around it on my Instagram and TikTok,” says Tony. “I’m also committing 10% of my business profit to Kidsave.”

The Agency Scottsdale

To get an inside scoop on Madrid’s most popular neighborhoods to buy property (and what’s driving the market’s momentum), we spoke with Daniel Brian Garcia Padilla , Managing Director of The Agency Madrid.

Who is buying in Madrid today?

“We’re seeing strong interest from affluent international clients, especially from Mexico and Latin America,” says Daniel. “Many are looking for that dreamy second or third home—and see Madrid as both a lifestyle upgrade and a safe place to invest their savings.”

These buyers are gravitating toward neighborhoods that reflect their elevated expectations for culture, cuisine, design, and convenience. “Madrid is a cosmopolitan and cultural melting pot,” Daniel explains. “We see all kinds of buyers, but especially those with refined tastes who want to enjoy the city’s best while maintaining global connections.”

Plus, official government figures have shown continued house price growth in the country. 2025 data from the Banco de España noted that Spanish house prices increased by 7.05% to an average of €1,972 per square meter in Q4 2024 compared to a year earlier. It was the highest year-over-year growth recorded since Q1 2007.

The city’s popularity has also grown as it has further solidified itself on the global stage as a hub for high-end shopping, world-class dining, and quality living. “Madrid can now easily compete with the likes of Paris or Rome,” says Daniel. “In fact, many find it more desirable.”

With that in mind, let’s explore some of the most in-demand neighborhoods in Madrid and what makes each one uniquely appealing.

Barrio de Salamanca

Located in the heart of the city and backed by impactful statistics and record numbers, Barrio de Salamanca remains the key player in record-high sales.

Recent studies have also confirmed that the Recoletes neighborhood in the Salamanca district is seeing the highest property prices in Spain, with an average cost per square meter 4.5 times above the national average.

With its luxury buildings, high-end apartments all set amid world-class shopping and hot dining spots, this neighborhood remains Madrid’s most in-demand, by far.

In the Barrio de Salamanca , I would highly recommend any of the dining options offered by Spanish restaurant group Grupo Paraguas, including Amazonico and Ten Con Ten which, apart from a delicious fine dining array, boast hot and vibrant “see and be seen” ambience.

Chamberi

Beloved for its charming streets, period buildings and diverse cultural offering, Chamberí has become an unmissable stop for those looking for the most authentic side of the capital.

Are there any emerging or lesser-known neighborhoods you believe are on the rise?

The diverse, colorful Justicia neighborhood is seeing a bit of a renaissance, particularly in the Salesas area. Justicia was named for its many judicial institutions — including the Supreme Court and the National High Court—but its attractions are varied. This neighborhood is f illed with elegant architecture, trendy boutiques, restaurants, and boasts a great nightlife scene. Justica and Salesas are popular among both locals and tourists. I would watch these areas closely as prices soar and more and more luxury residences come into the picture.

What advice would you give someone considering a property purchase in Madrid today?

Do not limit yourself just to looking in one neighborhood! First, with it being a total buyer’s market at the moment, properties are limited, and you may not always find what you are looking for in the neighborhood you are looking for. Expand your horizons!

Located in the beautiful coastal town of San Juan Del Sur, The Agency Nicaragua recently celebrated its grand opening with a casual, early evening soirée on June 6th, welcoming local real estate agents, community business owners, valued clients, and friends.

Event hosts Aram Terry and his wife, Abril, introduced Joao Mucciolo , Managing Partner of The Agency Nicaragua, who shared information about the beautiful new office space and extended an open invitation to clients to visit anytime. “It was a wonderful evening of connection, community, and inspiration, laying the groundwork for an exciting new phase at The Agency Nicaragua,” says Mucciolo.

The Agency Nicaragua’s entire team was on hand to support the launch, including Joao and his wife, Veronica, Joao’s assistant and licensed agent Kerry Magee and her husband Noam, as well as local agent Marck Krop and his wife Mariel. Matthew Choma and Denise Estrada, some emerging new recruits training to become agents at The Agency Nicaragua, were also in attendance.

True to the destination’s reputation as a haven for surf culture and beautiful beaches, the space embodies the region’s style, with blonde wood rafters suited for storing surfboards during client meetings, polished concrete floors and an open, airy floor plan with plenty of wood accents against an elegant white backdrop.

The event was held in collaboration with MasayaCo , a local furniture design firm that handcrafts exquisite, elegant and sustainable products, making “furniture forever” pieces using trees from reforestation projects. Party guests enjoyed a relaxed social gathering, with snacks and drinks passed by servers, with the sounds of nature providing background melodies that created an inviting atmosphere. The unique furnishings were arranged throughout the space, including cozy nooks in the small garden, adorned with strings of hanging yellow lights—creating a bohemian and intimate vibe that encouraged mingling and conversation.

This partnership reflects The Agency Nicaragua’s mission to inspire property seekers to appreciate the beauty of interior design—and to encourage furniture enthusiasts to explore investing in local real estate. As a special touch, The Agency-branded caps and coffee mugs were displayed among the showroom furniture, and guests were invited to take them home as souvenirs.

Based on your experience serving clients in and around the town of Fairfield, what is currently driving buyer interest in the area?

What’s really driving buyer interest in Fairfield is its unbeatable combination of suburban comfort and urban access. With more people working from home now, many are looking for homes with dedicated office space—and Fairfield delivers that balance between peaceful living and convenience.

The town has five beautiful beaches on Long Island Sound, plus Lake Mohegan with swimming, hiking trails, and a sprinkler park. Downtown Fairfield is lively, with great restaurants, local businesses, and plenty of recreational activities. Plus, the town’s cultural energy, with events and arts, adds to the appeal.

As a local myself, living here with my husband and four kids, I can confidently say that Fairfield offers a little bit of everything, making it a perfect place for all types of buyers.

Who are today’s buyers? And do you see the buyer pool changing in any way?

Today’s buyers in Fairfield range from young professionals and families to empty nesters looking to downsize or those outgrowing their first home. There’s been a noticeable shift, with more individuals seeking homes that offer flexibility—whether it’s room for a home office, outdoor spaces for recreation, or larger yards for gatherings.

This shift is a direct result of the evolving global workforce, where many people now seek a better balance between work and leisure. Fairfield offers that perfect mix, with beach living, access to nature, and easy proximity to New York City, making it an ideal place for those wanting to balance professional and personal lives. As more people look for space and lifestyle flexibility, Fairfield’s appeal continues to rise, attracting a broader range of buyers.

Are there specific neighborhoods or property types that are especially hot right now?

The Beach area is seeing a lot of interest, thanks to its easy access to the beaches, trains, highways, downtown, walkable schools, and a fun, tight-knit community. Smaller, charming homes in downtown Fairfield are also attracting attention, driven by the vibrant in-town energy, excellent restaurants, and shops, plus an easy walk to the Metro-North station.

Greenfield Hill, with its larger homes, serene, spacious lots, and room for a pool, remains a popular choice. Additionally, neighborhoods near Fairfield University, with their tree-lined streets, diverse home styles, and price ranges, continue to be highly desirable.

As for property types, we’re seeing continued demand for homes that offer more space, whether that’s for a growing family or remote work, as well as homes with room for outdoor activities, like pools or larger yards.

Have there been any exciting developments in the area in terms of entertainment or family-friendly amenities?

Yes, Fairfield is buzzing with exciting new additions! The nearby Hartford Healthcare Amphitheater hosts concerts and events, including the Soundside Music Festival, while the Fairfield Theatre Company remains a central hub for live music and performances.

The Parks and Rec department offers year-round programs, from recreational classes to outdoor events, ensuring there’s always something for everyone—whether it’s movie nights at the beach, sports camps, or family activities.

The Sportsplex constantly offers new activities, including yoga, martial arts, hockey, gymnastics, and pottery. The town’s dining scene has flourished with a mix of trendy cafes, fine dining, casual bars and pizza places plus takeout spots, ice cream shops, and patisseries.

For outdoor enthusiasts, there are also public golf courses, private country clubs, and a beach and yacht club offering even more opportunities to enjoy Fairfield’s active lifestyle. Easy DIY Home Projects That’ll Make You Say, “Yes I Can!”

As anybody who’s been inspired by HGTV can tell you, DIY home projects on TV look amaaaazing.

But DIY renovations in real life: kiiiinda the toughest thing ever. And, yet, these rookie craftsmen did beautiful, jaw-dropping work that will totally inspire you. Check out these easy DIY projects for your home:

#1 Pinterest-Worthy DIY Window Seat

An empty recess in a room is a ripe spot for a DIY project, as home improvement blogger Britt Kingery can tell you.

She and her husband, Justin, built a window seat so ridiculously Pinterest-worthy you’ll want to make one for yourself (like, right now).

It’s a roomy 10-foot beauty, so you can seat a houseful of guests without dragging chairs all over the place. And (bonus!) there’s storage underneath for stashing lots of stuff out of sight.

You can custom-create your own for about $250 if you’ve got a few essential DIY tools.

Or you can do an Ikea hack to get the same result. Just attach one of their long, horizontal storage systems to your walls. Then add cushions and preformed molding for the same custom look.

The big reveal doesn’t happen overnight, and a renovation almost always looks worse before it looks better.

#2 Miracle Makeover With Just Paint, Stain (and Patience)

“The Brady Bunch”-orange wall and abused floors in the before photo are homely enough to strike you blind.

But what a miracle paint, sanding, and stain can do! Lighter shades on the walls, trim, and floor reflect natural light, making the space so much brighter. And for very little money (about $150).

The key to such an amazing transformation, Kingery says, is to be a tortoise, not a hare.

Sanding, taping, patching holes, and waiting on stain, paint or polyurethane to dry takes care and patience if you want professional-looking results.

#3 Instant Open Floor Plan

Cramped, dark kitchens are so very 1981.

Sarah Lemp of the “All Things With Purpose” blog turned her dated kitchen into an open, light-filled space that feels and functions like a larger room.

The cost? $300. Yep. For less than the cost of a set of countertop canisters at Williams Sonoma, Lemp worked magic.

The biggest fix? She just removed a set of overhead cabinets that blocked light and the view into the dining area, making an instant open floor plan.

Then she turned to paint, the budget remodeler’s friend. She used a soft griege (designer-speak for grayish beige) for the walls of the kitchen and dining area.

She painted the remaining upper cabinets white, and the bottom ones dark gray.

“I love the look of white cabinets, but figured a darker color was more kid-friendly,” she says.

Lemp skipped the requisite subway tile backsplash and went with peel-and-stick shiplap instead. “It was easier and cheaper,” she says.

#4 Brighter Bedroom With Paint and Wood

This may be an ugly room, but we’re not sure because it’s so dark all we can see are cheap blinds and a poofy valance that hasn’t been fashionable since the Olsen twins were toddlers.

It needed major help.

Ashley Rose and Jared Smith of the blog “Sugar and Cloth” pulled off a weekend makeover by painting the walls a lighter color and replacing the window treatments with wispy, white drapes that practically pull sunlight into the room.

A pair of wall-mounted reading lamps added a second layer of light, because a lonely overhead fixture can’t light the whole room all by itself.

And that wall behind the bed? It’s strips of reclaimed wood with an adhesive backing. Peel, stick, and you’re done. No nails. No glue. And just one tool: a level to make sure you stick the wood strips in a straight line. Awesome.

#5 An Easy-Peasy Backyard Patio

Dirt’s ugly. It’s also a pain, turning into mud when it rains, dust when it doesn’t, and sneaking into your house on the feet of dogs and kids.

Covering it with a paver patio is a great fix. Chelsea Foy of the blog “Lovely Indeed” built this one in a neglected flower bed in just 10 hours.

She used patio stones molded to look like several individual bricks, because leveling one large stone is tons easier than leveling a bunch of bricks.

Those arcs of large river rocks just off the patio make a natural-looking transition between the factory-perfect pavers and the rest of the yard. They’ll also give you less lawn to mow or flowers to tend.

#6 Fancy Wall Molding for a Bargain Price

Wall molding makes a room look so custom, so finished, so much better than boring old drywall. But it costs around $25 a square foot just for the materials.

Mysha Barton of the blog “Remington Avenue” pulled it off along her stairs for just $30 — total.

The secret? She used MDF (medium density fiberboard, aka fake wood) to keep it cheap, and didn’t mount it in the traditional way with board panels on the wall.

Instead, she put thinner “chair rail molding” directly on the wall, and painted everything white, including the wall to get that rich look of molding.

The toughest part was cutting all those angles, Barton says.

She got it done with a miter box and a handsaw. “My advice is to use scrap wood to practice your angled cuts before taking on your expensive molding pieces.”

Barton did this project in just eight hours with three small children in the house, so even if 10th-grade geometry made you cry, you can do this.

#7 A Space-Saving Workbench

A DIY workbench is a gateway project, one that can lead you to harder projects and possibly, a home improvement addiction. Make this workbench your very first project and you’ll have room to do scads of projects — money-saving ones.

It’ll fit in a small space because it’s actually a door mounted on door hinges, so you can fold it flat against the wall when you’re not using it. Be sure to buy a solid wood door, not a hollow one, so it’s sturdy enough to stand up to years of projects.

How to Prevent (Home) Buyer’s Remorse

You can make a successful offer on a home even in a competitive market — with the right information and help.

When you’re house hunting, the pressure of competition can move you from “Hmm, I like that, but it’s too pricey,” to “I have to have that!” You think, so what if paying for this house will put me way over budget? I can cut back somewhere else, right? But that kind of thinking can get you into trouble. Trouble that’s totally avoidable.

Whether you’re in the middle of a home bidding war or facing down a list of must-haves, don’t lose sight of your budget and the risks. That way, you can own a house without home buyer’s remorse. And you’ll have money left to enjoy things like new furniture, entertainment, and just plain having fun.

Who Has Home Buyer’s Remorse and Why?

A competitive real estate market can set buyers up to purchase a home that’s either beyond their budgets —sometimes hugely beyond — or doesn’t meet their needs, according to a 2021 survey by Bankrate and YouGov. The survey found that recent home buyers, including 64% of millennials, had regrets about their home purchase. The top reason? They were unprepared for maintenance and other home ownership-related costs. On top of that, 13% percent of millennials said they think they paid a higher sales price than they should have.

“Things in homes always break down, so people should put aside a budget for anything that will need fixing,” says Lawrence Yun, chief economist at the National Association of REALTORS®. “A rule of thumb is to anticipate 1% or 2% of the home price for potential maintenance,” he explains. “So, for a $300,000 home, that means setting aside $3,000.”

One reason home buyers may be tempted to go over budget is they’ve been influenced by the beautiful homes on TV, according to an NAR report on home staging. “The shows can create unrealistic expectations for the home buying process and how homes should look,” says Brandi Snowden, NAR director of member and consumer survey research. In time, buyers can view features that used to be luxuries as necessities. They believe everyone has them and they should too. One solution: Work with a REALTOR as early as possible in the process. “Make sure your agent knows your budget, so they can help you set expectations and stick to them,” she advises.

How to Navigate House Hunting in a Competitive Market

In addition to pressure to exceed their budgets, buyers are facing hurdles like these five:

1. Requests to Waive Contingencies

Tamara Suminski, a real estate agent at Beach Real Estate Group in Manhattan Beach, Calif., is seeing not only bidding wars but also sellers wanting buyers to waive contingencies. “With an appraisal contingency, if the appraisal comes in low, the buyer has choices. They can choose to try to renegotiate with the seller, bring in the difference, or cancel. When they remove that contingency and its protection, and if the home doesn’t appraise at the right level, the seller is not very likely to renegotiate with them. And the buyer has waived their right to cancel. If they cancel anyway, they’re risking their deposit.”

Some buyers are also waiving contingencies related to home inspections. These investigations are an opportunity to have a home inspector view the home based on disclosures and for the buyer to use findings as a bargaining tool, Suminski says.

Eliminating these protections can end up costing money for buyers. And the more offers the buyer writes and loses, the more risk they will tolerate. So, they may waive contingencies and regret it later, says Suminski. Talk to a buyer’s agent who will guide you through this and explain the risks of removing protections and unknown variables, she advises.

2. Speed Showings and Decisions

Bryan Yap recently bought a home in an expensive and highly competitive market — Orange County, Calif. He found that with the pandemic, each showing lasted only 15 minutes. That was one of the biggest hurdles. “We’d see three, four, or five homes in one day. It’s hard to keep track of what you like and don’t like with each house. What I would do differently is take notes immediately after viewing a home. If you’re able to prepare beforehand, create a list of wants and requirements in priority order. Immediately after seeing each home, rank it based on the list.”

3. Focusing on the Top of Your Price Range

“If you’re looking in a micromarket where listings are achieving multiple offers and homes are going above asking price, don’t set your on the houses at the top of your price range,” Suminski says. If $300,000 is your upper limit, look at houses priced at $250,000 or $275,000. Otherwise, you’re going to be outbid from the gate every time.”

That was the process Yap used when he was looking. “I would look for homes $25,000 under my max budget. I went on Zillow and looked at homes that were sold recently and tried to calculate the average over-listing price those homes were being sold for and factor that into my offer price.”

4. The Need to Compromise

Yap’s must-haves were three bedrooms, two baths, and being closer to the city center of Anaheim. “I was able to get three beds, two baths, but I did have to compromise on location. I also had to compromise on price, which was doable because I could still afford it. To compete with all the potential buyers, I knew that we had to either offer an over-list price or remove some contingencies.”

Suminski advises adjusting your search outward geographically, even if it means a longer commute. Buyers might also have to compromise on property types and features. In addition, they should consider doing some DIY projects instead of wanting everything to be move-in ready. “They may have to be willing to look at townhouses instead of single-family homes or install carpet and paint on weekends.”

5. Information Overload

In the two years before he started searching for a home, Yap did a lot of reading. “It was a massive plan I had to come up with and stick to so that I’d be able to afford buying a home.”

Because of how hot the Orange County market is, agents scheduled showings as soon as a house was listed or showed “coming soon” status. Yap treated the home search as “almost a second job,” using lunch breaks and evenings to check emails, do online searches, and text his real estate agent about what he wanted to see. “I had to make a lot of sacrifices. People wanted to set plans with me for the weekend, but I said, ‘Sorry, I have to go view homes that day.’”

He primarily credits his real estate agents, including Sumiski, for keeping him informed. “They made all this possible. I learned a lot from them.”

Some agents, like Suminski, hold an accredited buyer’s representative designation but usually work with sellers as well as buyers. “An [agent with an] ABR has taken extensive buyer’s representation training,” Suminski says. “They’ll provide education to buyers so that they’re learning as much as they can about the market, including the risks involved with different negotiations. If buyers are going to shorten terms or remove protections, they need to be well informed about the pitfalls.”

Learn from Experiences

That access to information and guidance will help buyers making an offer on a home especially in a competitive market. “Today’s buyer has seen and written offers on many properties before they get their offer accepted,” Suminski says. “That’s common across the country. Each is a learning opportunity for buyers about what information they might need to be researching so they can move more quickly.”

When you act on advice from recent buyers and agents, you can stay well informed and get good results even in a tough market. And that’s the best way to prevent home buyer’s remorse.

8 Simple Rules for Negotiating Your Offer and Getting That House

You and your agent are going to use everything you’ve learned to seal the deal.

Here’s the dream: Your offer is perfect, you don’t need to negotiate, and you can spend the next few weeks addressing more pressing home-ownership questions, like “Why is it called wainscoting?” and “Do I want a new couch in blush or emerald green?”

And it could happen. Many sellers accept the best offer they receive, and for a variety of reasons.

But sellers are also known to reject offers for a variety of reasons. Or make counteroffers. This is especially likely if you bid low, or when you’re up against multiple competing offers.

If you do receive a counteroffer, it’s up to you to decide whether you want to accept the new contract, negotiate the terms, or walk away.

In cases such as these, look to your agent. He or she is your spirit guide. If you decide you want to negotiate — that is, make a counteroffer to the seller’s counteroffer — your agent will use their negotiating skills to help get you the best deal. This is what agents do every day.

But you’re not just going to sit there. If you understand what negotiating tactics your agent may deploy — they depend on the local market and your position — you can back them up. And cheer them on.

Here are eight rules every buyer should know before they — and their agent — start negotiating:

#1 Act Fast — Like, Now

When you receive a counteroffer, you should respond quickly — ideally within 24 hours. The longer you wait, the more space you leave for another buyer to swoop in and nab the property. Also? If a seller senses hesitation, they may decide to withdraw their counteroffer before you even have a chance to respond.

#2 Raise Your Price (Within Reason)

While you obviously don’t want to overpay for a house, you may have to up the ante — especially if you initially made a lowball offer. Lean on your agent’s expertise to determine how much money you should add to the sales price to make it more enticing to the seller.

Then, through their powers of persuasion, your agent can make the counteroffer look even more attractive by pointing out similarly priced “comps” — recently sold homes in your area that are comparable in terms of square footage and features.

As your agent negotiates, it can feel like things are escalating quickly. It’s stressful. You may feel a sudden urge to do whatever it takes to win.

Before you go overboard, there are two things you must keep in mind:

You can’t exceed the monetary confines of the pre-approved mortgage you received from your lender.
You shouldn’t overextend your budget.

Because your counteroffer has to be an amount you’re comfortable spending on a home. You want that new house and to keep living your life. Plus: You’re not out of options yet.

#3 Increase Your Earnest Money Deposit

Increasing your earnest money deposit (EMD) — the sum of money you put down to prove to the seller you’re serious (i.e., “earnest”) about buying the house — is another way to show the seller you have more skin in the game. A standard EMD is typically 1% to 3% of the sales price of the home. Making a counteroffer with a 3% to 4% deposit could be what you need to persuade the seller to side with you.

#4 Demonstrate Patience About Taking Possession

Depending on the seller’s timetable, changing your proposed possession date — the date you take over the property — could butter them up, too. If the seller wants to stay in the home for a few days after closing, try offering a later possession date. You could also draw up a “rent-back” agreement, meaning the seller pays you rent for staying in the home for a set period of time after the closing date.

#5 Let Go of a Few Contingencies — With Care

Want to give your counteroffer an even bigger boost?

Reduce the number of contingencies you’re asking for. It’s your way of saying, “Hey, look, I have fewer ways to back out,” which gives the seller more reassurance that the deal will close.

But be selective: Some contingencies are too important to give up. A home-inspection contingency — the right to have a home inspection and request repairs — gives you an out if you spot major problems with the home (and protects you from buying a total money pit).

You might waive a termite inspection if you’re in a state where the risk is lower.

But ultimately, waiving contingencies depends on your market, your loan program requirements, your risk tolerance, and the circumstances of the house in question. And if you waive contingencies and then you find a problem, the seller isn’t responsible for fixing it.

#6 Ask for Fewer Concessions

At a mortgage settlement, home buyers have to pay closing costs for taxes, lender’s fees, and title company fees. Closing costs vary by location, but you can expect to shell out between 3% and 4% of the home’s sales price. The seller pays an additional 1% to 3%. (Smart Asset and Nerdwallet have simple calculators you can use to get a rough idea of what your closing costs might be.)

When making an initial offer, you have the option to ask the seller for concessions — a settlement paid in cash to help you offset your share of the closing costs. (This move is less feasible if you’re going up against multiple offers.)

Concessions effectively lower the seller’s net proceeds from the sale. Making a counteroffer that removes the concessions you would have otherwise received at settlement puts cash back in the seller’s pocket — and can improve your bid.

#7 Pick Up the Cost of the Home Warranty

Sometimes sellers offer prospective buyers a home warranty. This is a plan that covers the cost of repairing major home appliances and systems, like the air conditioner or hot water heater, if they break down within a certain period (typically a year after closing).

A basic home warranty costs about $300 to $600 a year, according to Angie’s List. If it seems like waiving the home warranty can sweeten negotiations, but you still want the peace of mind of having one, tell the seller they don’t need to cover it — then buy it yourself.

Just keep in mind, whether you or the seller buy the warranty, you’ll need to pay the service fee (typically between $50 and $100) if something does, indeed, need to be repaired while under warranty.

Also, FYI: A home warranty is entirely separate from homeowners insurance. Homeowners insurance — the security blanket that covers your home’s structure and possessions in the event of a fire, storm, flood, or other accident — is required if you take out a mortgage. It can cost anywhere from $300 to $1,000 per year.

#8 Know When to Walk

When negotiating with a seller, trust your gut — and your agent. If he or she says a deal is bad for you: Listen.

And if you don’t want to make any more trade-offs — and the seller won’t budge — it’s smart to walk. That can be a tough decision to make, and rightfully so! Negotiating is tough. It’s draining.

And losing something you’ve worked hard to get can be disappointing. But don’t worry. There’s a better deal for you out there. And after those strong feelings of frustration pass, you’ll realize: Now I know how to do this.
